Project brief
Bhoopati is a land registry marketplace that digitizes a transaction flow normally dominated by intermediaries, paper records, and opaque verification processes. It connects sellers and buyers through map-based property discovery, tokenized ownership verification, and integrated payment — replacing fragmented offline steps with a trustworthy digital experience.
Problem
Land transactions in India are expensive, slow to verify, and hard to visualize. Buyers navigate between brokers, registrars, and lawyers to piece together ownership history, and the verification step is typically manual, offline, and inconsistent. This creates a high-friction experience on both sides of the transaction.
Solution
The platform centralizes the entire transaction journey: sellers list properties with geospatial boundaries, buyers discover and explore with map-first navigation, ownership records are verified through a tokenized chain, and payment is handled with Razorpay integration. Every step that previously required an intermediary has a digital equivalent in the product.
Role
Full-stack delivery owning the complete product: UX design, database schema design, React frontend, Node.js backend, Google Maps API integration, ownership verification logic, Razorpay payment integration, and self-managed infrastructure deployment.
Challenge
Building map interactions that feel intuitive to non-technical property buyers required significant UX iteration. Integrating secure payment flow alongside trust-sensitive ownership verification without creating a bureaucratic experience was the core product tension.
